- Manages the construction works and may act as builder, employ a contractor or work as a contractor to a Checkmate Developer
- Retains responsibility for the Developers Warranty Period where acts as developer
- Only contract defects apply where acts as contractor to a developer
- The vendor of the finished development to the first purchaser or landlord if for rent

- Employed under contract to carry out works but is nether the vendor nor landlord
- Only has liability for contract defects period (Normally 6 to 12 months)

- Employs a Checkmate registered contractor or Builder Developer to manage and build the project
- Retains responsibility for damage caused in the first 2 years.
- The vendor of the finished development to the first purchaser or landlord if for rent

Housing Association or Registered Social Landlord

- Employs a Checkmate registered contractor to carry out building works on homes to rent
- Must employ/Joint Venture with a Checkmate registered Builder Developer for shared ownership/equity homes
- For shared Ownership properties must employ/Joint Venture with a Checkmate Builder Developer or Joint Venture with a Checkmate Developer and employ a Checkmate Builder Developer/Contractor
- Registered Social Landlord (RSL) registering properties for rent, entered as 1st purchaser when homes are shared ownership/equity

- The office of a Member which is based in a different location to the head office and not being a separate legal entity.

Building Systems Manufacturer |
- A business which produces structural buildings systems in an off-site factory for transportation to and assembly on-site and who is seeking a Checkmate type approval of such a system.
